Policies

Reservations/Deposits

We require a personal check or PayPal Payment in full (including all taxes). Rates are based on double occupancy. $20/night for a third person/child over the age of 3. Payment must be made within 4 days of your reservation request.

We cannot accept credit cards at this time other than via PayPal.

Cancellations/Refunds

Because we are a small, home-based business, refunds will be made only if we are notified 14 days prior to your arrival date and we will deduct a $30 service charge.

A change of your date is considered a cancellation.

Room Rates - double occupancy

$110.00/night Sunday - Thursday ($126.20 including taxes)

$125/night Friday and Saturday, as they include the weekend brunch ($140.00 including taxes)

Total rate includes 8% State tax and 4% Room tax. Welcome to New York!

We're open:

Daily: April 16 - October 31
Fri. - Sun. - November

2 night weekend stay is preferred and required during holiday/race weekends.

Check in: 3-6 p.m. (or by other arrangement)
Check out: 11 a.m.

UPDATE! Companion Animals

We have designated the Zachary Room as a dog-friendly room. We require a refundable deposit of $75.00 (upon arrival). Dogs cannot be left in the room all day, unattended. San-Gary Kennels is about 5 minutes from us should you need to board your dog. The kennels are brand new, kept very clean and the owners do Chesapeake Bay Retriever Rescue and are wonderful people. Rates are very reasonable.

And, as always, if you find that you need a furry fix, you're welcome to come and visit the kitties.

Wally, for whom the B&B is named, especially loves company and will keep you entertained if you come to visit with him.

We do keep the cats out of the guest quarters to reduce the risk of allergic reactions or them getting outdoors accidentally.

Smoking

For the comfort and health of all, NO SMOKING is allowed in the house or on the immediate grounds.

Food

We are a vegan household and ask that you do not bring in any food that contains animal products (meat, fish, eggs or dairy).

We're Green

Laundry
- We only use phosphate free laundry detergent with natural softeners

Recycle
- paper, plastic, glass, cardboard

Compost
- all organic waste goes to the compost bin

Energy
- most of our light fixtures use CFL's (Compact Florescent Lights) and we're changing over the others, if possible

Pesticide free
- the veggie and flower gardens are chemical free

Vegan menu
- We serve only vegan food and try to use local and organic products as much as possible
