We require a personal check, ThinkReservations, Airbnb or PayPal Payment in full (including all taxes). Rates are based on double occupancy. $30 (plus tax)/night for a third person/child over the age of 3. Payment must be made within 4 days of your reservation request.
If you do book via Airbnb, they do not collect the 8% New York State tax and that will be due upon arrival.
We can also accept credit cards on site, via PayPal HERE should you wish to extend your stay after your arrival.
Because we are a small, home-based business, refunds will be made
only if we are notified 14 days prior to your arrival date and we
will deduct a 20% service charge.
change of your date is considered a cancellation.
We never share your credit card information or contact information with anyone once we receive it from our payment processors.
We're open Year round.
2 night weekend stay is required May - November (but we sometimes can make exceptions) and during Farm Sanctuary event/holiday/race weekends.

We can no longer accept children under the age of 3 unless you are booking both rooms.
We have designated the Zachary Room as a dog-friendly room. We require a refundable deposit of $75.00 (upon arrival). Dogs cannot be left in the room all day, unattended.
San-Gary Kennels is about 5 minutes from us should you need to board your dog. The kennels are brand new, kept very clean and the owners do Chesapeake Bay Retriever Rescue and are wonderful people. Rates are very reasonable. Check them out
There is also a Doggie B&B in the next town (Dundee). It's called Bow & Wow K-9 B&B and you can check out their Facebook page.
We do keep the cats out of the guest quarters to reduce the risk
of allergic reactions or them getting outdoors accidentally.
For the comfort and health of all, NO SMOKING is allowed
in the house or on the immediate grounds.
We are a vegan household and ask that you do not bring in any food that contains animal products (meat, fish, eggs or dairy). Pet food is the only exception.
- We only use phosphate free laundry detergent with natural softeners
- paper, plastic, glass, cardboard
- all organic waste goes to the compost bin
- most of our light fixtures use CFL's (Compact Florescent Lights) and we're changing over the others, if possible
- the veggie and flower gardens are chemical free
- We serve only vegan food and try to use local and organic products as much as possible
